LyLo

An ECI project, Cape were initially brought in to implement framing & buildability. We recommended a move from timber to lightweight steel for speed of construction and service reticulation. This move also resulted in a 10% cost saving to the alternative.

 

We also developed the concept of modular ensuites with a fibreglass base, eliminating the need for waterproof membranes and reducing the number of trades needed to complete these areas. LyLo is a higher density build than a normal hotel, requiring complex service co-ordination. Cape also managed the process of working closely with consultants and council to solve numerous passive fire control issues.

 

This project involved multiple consents and stages of construction, as well as the Covid pandemic causing unexpected delays. Seismic work included the removal of all perimeter block walls to replace with light weight steel and aluminium cladding. We also created two new lift shafts and new Glue Lam timber stairs.
