CAPE successfully tendered for this project through the Auckland Council portal.

The Project was initially planned for completion within five months; however it underwent significant scope expansion due extensive damage becoming clear after the Council Reclad division requested further investigations be undertaken.

The project evolved to encompass the following key areas; complete recladding of the entire building, extensive timber remediation, including replacement of main roof rafters and wall studs identified as rotten by the consultant team.

As well as major rescoping of services and facilities design, including HVAC, electrical and lighting, bathrooms and kitchens.

Also undertaken was structural enhancement of the mezzanine floor and wall bracing system, a fire safety upgrade which entailed redesign and scoping of passive fire protection to the mezzanine floor areas to address compliance issues.

Managing these significant changes required communication and coordination between multiple stakeholders, including council inspectors, consultants, and the client.

CAPE played a crucial role in ensuring all documentation and information met the required standards and approvals.

This involved four major amendments and twelve minor variations to the original Building Consent.
