CAPE was engaged as the preferred contractor for this warehouse fire remediation project through a fixed lump sum tender process, serving as both Main Contractor and Project Manager.

The project involved the complex reconstruction of a fire damaged solid wood manufacturing facility in Glen Eden, Auckland. A slow burning internal fire caused significant structural damage to two large factory buildings, requiring careful assessment and a meticulously staged rebuild.

Preconstruction challenges were considerable. A major upgrade of the neighbouring Vector power substation was underway simultaneously, with high-voltage overhead lines running in close proximity to our work areas. Strict noise and time restrictions imposed by the adjacent Studio West added further complexity to the overall project.

Through close collaboration with tenant Woodlynn and landlord WTL Limited, CAPE developed a detailed construction methodology that enabled manufacturing operations to resume within just three months. The programme was carefully divided into two stages, prioritising the rapid restoration of critical production capacity while managing the site’s unique operational, safety, and neighbourhood constraints.

Structural works, external cladding, and internal repairs were completed across both warehouses as efficiently as possible, allowing Woodlynn to return to doing what they do best.
