LyLo

An ECI project, Cape were initially brought in to implement framing & buildability. We recommended a move from timber to lightweight steel for speed of construction and service reticulation. This move also resulted in a 10% cost saving to the alternative.

 

We also developed the concept of modular ensuites with a fibreglass base, eliminating the need for waterproof membranes and reducing the number of trades needed to complete these areas. LyLo is a higher density build than a normal hotel, requiring complex service co-ordination. Cape also managed the process of working closely with consultants and council to solve numerous passive fire control issues.

 

This project involved multiple consents and stages of construction, as well as the Covid pandemic causing unexpected delays. Seismic work included the removal of all perimeter block walls to replace with light weight steel and aluminium cladding. We also created two new lift shafts and new Glue Lam timber stairs. Tower Insurance

Located on Level 5 of 136 Fanshaw Street is Tower Insurance’s head office. Cape was appointed to complete a high-end interior fitout for the client and part of these works consisted of the following: new partitions including curved plasterboard, straight plasterboard, and glazed partitions. These are all visible and provide highly effective features that are seen as soon as you enter their reception area in Zone A.

 

Cape was also appointed to supply and install the structural steel elements for two board room operable walls. Installation of these steel members took a great deal of management and leadership, resulting in the installation process being completed without any issues. Thus, allowing for a smooth and stable structure for the operable walls to be affixed to, one of which makes up the main focal point as you enter through reception.

 

 

 

 

Lion

Lion’s head office fitout was a complex interior construction project that spans across two zones of Level 1 in the Fidelity Life building in Auckland’s CBD. Cape undertook all builders works for this project, consisting of aluminium framed glazed partitions, plasterboard walls, plasterboard suspended ceilings/bulkheads, operable walls, and structural steel elements.

 

Each element of construction posed issues of their own, however, our main challenges on this project were the construction of the curved plasterboard wall due to the tight radius, and the installation of the structural steel for the operable wall.  With plenty of brainstorming between the site team and our talented builders carrying out these works, both are now a main focal point of the Lion offices with the curved wall being a main feature behind the reception area and the operable wall dividing the board rooms.

 

 

 

 

Tompkins Wake

Tompkins Wake appointed Cape to complete a high-end fitout of their Auckland offices. This fitout included creating an open reception with an informal meeting area, private meeting rooms, tea bay and boardroom in the front of house area. Back of house accommodates quiet rooms, private meeting rooms, a utility bay, locker storage for staff, and an open inviting kitchen area – all to compliment the open plan working environment. A mixture of specialist finishes were used in this fitout from Ambitec and Autex panels in the walls, to polished concrete and acoustic ceiling features.  

 

 

 

 

Mercedes-Benz

New Zealand’s Mercedes-Benz team of 80 recently relocated to their new 700m2 of floorspace in Newmarket. This newly designed agile office supports collaboration and provides private meeting spaces, whilst also offering visual promotion of their world-class brand throughout the building. To give an even greater open area feel, the entire front office ceiling has been fully exposed and spray-painted white. The aluminium baffle feature ceiling installed at the entrance provides the large open area a sense of contrast and personality. Gyprock flexible plasterboard has been used to create curved plaster walls, giving a smooth and elegant finish, and a series of walls have been painted with the Dulux design effect ‘Suede’, resulting in a clean, exposed, concrete-like, textured finish. Contrasting aluminium colours Mannex Black and Mannex White, utilised on either side of the fitout, seamlessly tie in together whilst maintaining a subtle separation between presentation and work areas.

 

 

 

 

Southern Cross Healthcare

155 Fanshawe Street comprises a 4600sqm fitout integrated with the completion of the basebuild works and closing in of the building envelope.  Spanning over 2 open floors, this new building fitout is filled with features ranging from the cedar feature walls to the hanging ceiling frames and the aluminium baffle feature ceiling, and houses over 400 staff.

 

Due to the breadth and variety of contractors working on the site, constant monitoring and collaboration was required to minimise clashes for working groups and installers.

 

A key challenge was the large 2000mm diameter circles that could not be formed of steel due to the radius and the sizing. Instead we rolled aluminium plates and welded them together to achieve the desired size for the designer, and remain within weight limits to allow fixing to the aluminium glazing frames.  The finish on the welded edges was ground back and made to look like a solid section.  Once powder coated, it looked fantastic.

 

 

 

Lane Neave

This new interior fitout within Auckland’s Vero Building required a special mould to create a curved fibrous plaster fluted ‘dome’, finished in Ambitec coating. Bendy ply was used to fix the Woca oiled, oak tongue in groove clad walls throughout the reception area.  With a fully exposed, painted ceiling and brass trims throughout, this sleek design blends the industrial with the modern minimalist, both brought to life by the verdant décor.

 

 

 

The Wharf

Refurbishing one of Auckland’s iconic venues nestled at the end of a spit of land and overhanging the sea on three sides, posed the rare challenge of erecting scaffolding into the sea when the Waitemata Harbour tides allowed access. This project involved replacing 3 roofs, the total re-clad of the external walls and replacement of all timber windows with aluminium power coated curtain walling with back painted glass.  The interior was completely stripped, and refitted with exquisite custom designed fittings including an eight metre wide, hand-made Persian rug, two designer Zeppelin feature lights, a 5m diameter crystal chandelier, laser cut steel balustrades, and a 4m long gas fire place.  Housing state of the art lighting and audio systems, The Wharf is now a truly exceptional venue.

 

 

 

Generator Takutai

Solid oak herring bone flooring, brass bar features, and leather wall panelling are key features of this unique and stylish shared office environment. We also incorporated a large engineered structural ceiling to support a live green hanging plant ceiling.  With an extremely tight timeframe, and the need to work with existing finishes that remained from the previous tenancy, much of the design and services were decided on the spot, to keep the project on track. This challenging deadline was achieved thanks to great teamwork and co-operation across the entire project team.

 

 

 

Hudson Gavin Martin

Having completed Hudson Gavin Martin’s previous offices several years back, Cape and Stack again collaborated to undertake the fitout for their relocation to 45 Queen Street.  The current fitout was designed to be open, clean and fresh with feature fins in the entry, concrete look lift lobby walls, and meeting spaces that can be easily converted into a large function area with the use of operable walls and timber framed glass sliding doors.
